This purpose of this website is to help with the rental and management of the property
207 / 65 Mooban Naifan
in Chiangmai, Thailand.

This (3/4 bedroom) house is located in an extremely well managed development (Mooban) with excellent security and facilities, it is at the foot of the mountains to the west of Chiangmai, fifteen minutes from downtown.

We have been living in the same Mooban (development) ourselves for four years and it's brilliant !

Improvements to the house in the summer 2006 included:

stripping, sanding and revarnishing all the inside floors	repaint the house completely inside	tile the path that goes around the outside perimeter of the house
add an extra surface water tank (1,000 litres)	replace the garden sprinkler-system pump with a new one, check system	build external brick cover for the gas cylinders
add hot water heater heater to the Thai kitchen sink	add a central filtering system to the house water supply	tile the double car park
put new larger mirrors up in all the bathrooms	clean up the garden, renew grass /plants	some electrics upgrading

The domestic helpers room is furnished, the curtains, air conditioners, water heaters, refrigerator, 2 T.V.s and ceiling fans are all in place. There is one set of wardrobes in one of the bedrooms.
There is also a dining table with 6 chairs and some display living room cuboards.
There is a leather sofa and two chairs
There are two kitchens (Thai and Western) ... see the floor plans for detailed layout.
Completely new furniture has been installed in the Master Bedroom.

So the house is now partly furnished.

The rental is Thai Baht 45,000 a month partly furnished as it is now.
If new tenants would prefer the house to be fully furnished then this can be done
but the monthly rental then would be Thai Baht 51,000 per month
minimum rental period of two years in both cases.
If the furnished option is taken then the actual furniture items
would be negotiated with the tenants to best fit their needs at an acceptable quality.

- A rental agreement with specific details is available .... it is in English
- The house is now ready for rental
- a three month returnable deposit is charged upon signing the contract.
- the house has two telephone lines TT&T and TOT ... both can be used for ADSL Internet connectivity.
